Investimento da 4 miliardi di euro, 1,8 milioni di mq: questi i numeri del futuro Belgrade Waterfront
Con una estensione totale di 1,8 milioni di mq e 4 miliardi di euro stanziati, il progetto Belgrade Waterfront cambierà totalmente il volto della città balcanica. L’inizio dei lavori è previsto per febbraio e saranno divisi in 4 fasi, la prima si concluderà nel 2016 e l’ultima nel 2018. Il premier Aleksandar Vučić alla presentazione ha promesso che grazie a questo progetto Belgrado diventerà la città più importante del Sud-est Europeo.
Partner e finanziatore l’imprenditore degli Emirati Arabi, Mohamed Al Abbar, con l’azienda leader Eagle Hills, con sede a Dubai. L’area che occuperà il progetto si estende da Savamala, antico centro storico e attuale Distretto creativo della città ed arriva seguendo il fiume Sava fino agli attuali padiglioni fieristici. Uno dei più eleganti palazzi di Belgrado, costruito nel 1905, sede prima della Borsa e poi dell’Istituto geologico, abbandonato per circa trenta anni è stato velocemente ristrutturato per ospitare una galleria aperta quotidianamente al pubblico con l’esposizione permanente dei rendering e del master plan.
Ecco i numeri: gli oltre 1,8 milioni di metri quadrati saranno suddivisi fra un 60% in zona residenziale, 17% in area commerciale, 15% in aree culturali e di intrattenimento. La Torre unica in quest’area geografica sarà alta oltre 200 metri, e non poteva mancare un centro commerciale con una superficie di 140 mila mq, il più grande di tutta la Regione. Otto alberghi, ventiquattro gruppi commerciali per uffici e 6 mila unità abitative. Le aree verdi suddivise in un parco di 37,6 ettari e una Promenade sul fiume Sava lunga 1,8 km.
La diretta conseguenza di questo ed altri numerosi progetti immobiliari in corso a Belgrado, comporterà che gli attuali valori di mercato ai minimi storici dal post guerra, l’afflusso di nuovi ingenti capitali provenienti dall’estero e la durata di lungo termine degli investimenti sul territorio, accrescerà molto il valore degli immobili, particolarmente nel centro storico adiacente all’area interessata dallo sviluppo.
